Duties and Responsibilities
Processes residential mortgage loans; including government loans, per established guidelines, and coordinates closings of loans for secondary market.
1. Reviews daily a credit/Desktop Originator log and ensures early disclosures have been prepared within 3 day guideline. Works with Producer if disclosures have not been produced on 2nd day, to ensure they are distributed within 3 day timetable.
2. Works with Producer to obtain all required documentation per automated underwriting system (AUS) approval. May need to contact customer per Producer to request required information.
3. Performs all verifications required per AUS. Verifications are expected to be ordered within 24 hours of receipt of file from Producer and returned within 48 to 72 hours after requested. Coordinates this process to meet or exceed standards.
4. Gathers homeowners' policy information and requests any changes required per approval guidelines. Coordinates title work and abstract process with attorneys and Producers to ensure closing schedules are maintained. Locks rate per customer or Producer direction. Orders appraisal and coordinates delivery within expected timeframe (scheduled within 48 hours and delivered within 48-72 after performed).
5. Packages all verifications and loan documentation per AUS and sends to investor for approval. Coordinates established guidelines to receive approval (48 hours) and works with investors if conditions or approvals are not within established timeframes.
6. Receives conditions from investor and works with Producer to obtain clear to close from investor. Packages complete approved loan package to Centralized Loan Processing Center to prepare settlement statement and funding. Sends adverse action letter to consumer if we are unable to assist them. Sends files that require adverse action to internal designated personnel.
7. Coordinates and may perform closings with all sides of transaction. Ensures closings are coordinated and within timeframe required per purchase agreement and/or customer expectations.
8. Develops a working knowledge of all investor guidelines, systems, and expectations.
9. Participate in civic and community affairs, functions, and organizations promoting a positive, involved "community image" for the organization.
10. Perform other duties and responsibilities as assigned by management.
Necessary Skills and Attributes
1. 2 to 4 years of processing residential mortgages files; including government loans.
2. Excellent customer service skills in a stressful environment
3. Prefer previous underwriting or funding experience.
4. Excellent computer skills (AUS, Microsoft products).
5. High school degree: prefer 2 year degree.

Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
